In this edition, we focus on leasehold reform and how defects in a lease continue to present issues for buyers and lenders alike, and give you an insight into the types of claims we see each year and the changing patterns we’ve seen in behaviours and of costs over the past few years.

We also take a moment to highlight our consistently reliable speed of response and excellent customer service, as well as introducing the bold new look we’ve given our website.

The end of the leasehold system?

In March, the Government published its Commonhold White Paper, containing their proposed steps to ban the creation of new leasehold flats and phase out leasehold ownership. Realistically, the timetable for reform looks set to take years, not months. And with around five million existing leasehold properties in England and Wales, the current issues relating to defects in a lease will continue to present problems for buyers and their lenders for the foreseeable future.

Stake a claim

We provide thousands of quotes every month for a wide range of title defects. So it’s little surprise that at any given time, our claims team will be working to resolve any number of ongoing issues, from local authorities taking enforcement action relating to unauthorised works at a residential property, to disputes between the owner of an access way and a housing developer over a strip of land required to provide access to a construction site.
